STEPHEN J. DUCZYNSKI is Senior Vice President | of Counsel in the Development and Construction Division of Schostak Brothers & Company, Inc., with over 55 years of real estate development and construction experience. After attending Lawrence Institute of Technology School of Architecture, Steve’s first five years of practice were spent as a project architectural job captain in an architectural firm. The next 10 years were spent with a multi-state real estate development / general contracting company assuming dual roles as Vice President of Architectural Services, and Vice President of Property Management. In 1985, Steve joined Schostak Brothers Development and Construction Division, in 1990 promoted to Vice President, Director of Real Estate Development and Construction through 2010, and currently serves as Counsel to special projects.
Steve’s early years’ experience included the preparation of design and construction documents, and directing and supervising the activities of outside firms retained to provide architectural, engineering and construction services for over 140 K-mart and K-mart food store shopping centers. The Schostak Director responsibility included third-party consulting services, staff management, land development, renovation of older buildings, development of retail strip centers, mall shopping centers, mixed use buildings, office mid-rise and high-rise, parking structures, residential manufactured housing, single family and multiple family projects. Steve’s administrative responsibility includes collaborating with Schostak’ s accounting, leasing, legal and property management teams. Steve’s expertise includes generating a project’s initial design and proforma including a return-on-investment, project budgeting, construction contracts, and negotiating their fundamental transaction, construction administration, and municipal presentations and approvals.
